The 825 Pacific Artist Hub is a seven-storey arts and culture facility in Downtown South, providing approximately 21,000 sq. ft. of non-market creative space. Developed by Grosvenor as a Community Amenity Contribution and operated by 221A Artist Society, it includes 26 artist studios, co-working space, and a public exhibition area. Designed to Passive House standards, it is Canada’s first certified commercial Passive House building, featuring all-electric systems and near-zero emissions to support affordable, sustainable creative production.
Davie and Burrard is a 17-storey mixed-use affordable housing development in Vancouver’s West End, delivering approximately 154–156 rental homes for low- to moderate-income residents, including the 2SLGBTQIA+ community. Designed by ZGF Architects, the hybrid mass timber building meets Passive House standards and incorporates two levels of retail and a new QMUNITY community centre. Amenities include rooftop and courtyard spaces, with a strong focus on sustainability, community integration, and high-performance urban housing.
The Coal Harbour Phase 2 development is an 11-storey mixed-use civic building completing the Coal Harbour Master Plan. Designed by Henriquez Partners Architects, it integrates a 340-student elementary school (lower levels), a 65-space childcare centre with rooftop play area, and 60 units of social housing above. Located adjacent to the Coal Harbour Community Centre, the project targets Passive House and LEED Gold standards, emphasizing energy efficiency, compact urban design, and integrated community services.
Vienna House is a seven-storey affordable housing development in Vancouver’s Kensington/Cedar Cottage neighbourhood, delivering 123 rental homes across a range of unit sizes. Developed through a partnership between the Cities of Vancouver and Vienna, it serves as a mass timber and Passive House demonstration project, using prefabrication and all-electric systems to significantly reduce emissions. The design features a five-sided courtyard to support community interaction, alongside a “digital twin” system for ongoing energy performance optimization.
The Marpole Community Centre is a new two-storey, 42,000 sq. ft. civic facility in Oak Park, replacing the original 1949 centre. Built using mass timber construction, the project reduces embodied carbon while targeting Passive House and LEED Gold standards. The $91.3M facility includes a gymnasium, fitness spaces, multi-purpose rooms, and a 74-space childcare centre. Designed for inclusivity, it will be the first City-owned centre to achieve Rick Hansen Foundation Accessibility Certification Gold.
Little Mountain Cohousing is a six-storey Passive House Classic certified residential building designed by Cornerstone Architecture. The project includes 25 homes and emphasizes sustainability through a high-performance envelope, triple-glazed windows, and all-electric systems, including CO₂ heat pump hot water and individual HRVs per unit. Designed as an intentional community, it features extensive shared amenities such as a common house, workshop spaces, courtyard, and rooftop garden, supporting both environmental performance and strong resident interaction.
